Avail’s rental listing builder allows landlords to add property details, lease terms, amenities, photos, and a description before publishing the listing across its partner network. Landlords can manage leads, communicate with prospective renters, share listings on social media, and allow renters to request or schedule property tours.

Avail currently advertises free syndication to 19 rental websites. Its network includes Avail, Realtor.com, Redfin, Zumper, Dwellsy, RentCafe, Walk Score, Point2Homes, Rentberry, Rentable, Apartment List, Rent.com, PadMapper, Highrises.com, HomeFinder, Apartment Guide, Rentals.com, Movoto, and ApartmentPicks. This is an important update from older Avail reviews that listed Zillow, Trulia, HotPads, and Apartments.com as syndication partners. Those sites are not included in Avail’s current published network.

Landlords can also purchase Promoted Listings for stronger placement within participating networks. Availability and pricing depend on the platform and property location, so landlords should review the cost before promoting a vacancy.

Rental applications and tenant screening

Avail lets landlords request online rental applications and choose which screening reports each applicant must complete. Applications can collect residence history, employment information, income documentation, and other details needed to evaluate a renter.

TransUnion powers screening, which may include credit information, nationwide criminal history, prior eviction records, identity verification, income documentation, and automated residence or employment reference checks. Report availability can vary because screening laws differ by state and location.

Screening costs are not fixed nationwide. Fees depend on the reports selected and applicable state requirements. Landlords can generally decide whether they or the applicant will cover the cost. Before charging applicants, landlords should review state and local laws governing application and screening fees.

Unlimited Plus subscribers can add custom application questions. This gives landlords more control over the information they collect, although every screening policy and question must comply with fair housing and local rental laws.

Leasing agreements and online signatures

Avail provides state-specific, lawyer-reviewed lease templates with electronic signing. Landlords answer questions about the property, lease term, rent, deposits, fees, utilities, pets, and other rules before Avail generates a lease using the selected information.

LocalAssist adds location-specific clauses, rules, attachments, and disclosures based on the rental property’s location. Users can attach supporting documents and download or print a completed lease.

The free plan includes access to standard lease templates and digital signing. Unlimited Plus allows landlords to customize clauses, add terms, and clone previous lease agreements for future use. These features can save time, but landlords remain responsible for reviewing every agreement and complying with current state and local law. Linking repair expenses to maintenance tickets makes it easier to preserve a record of what happened and what the work cost. However, Avail’s maintenance system is relatively basic. It does not offer the same level of vendor dispatch, bidding, inspections, work-order automation, or approval workflows found in software designed for professional property managers.

Property accounting

Avail’s accounting dashboard tracks rental income and property expenses. Rent payments processed through the platform and costs entered through maintenance tickets can automatically flow into the property’s financial records. Landlords can also add other income and expenses to maintain a more complete overview.

These tools help with basic cash-flow tracking and record organization, but Avail is not full accounting software. It does not provide the advanced general ledger, bank reconciliation, trust accounting, owner distributions, or extensive tax reporting that professional property management companies may require.

Landlords should still reconcile their records regularly and work with a qualified tax professional. Avail can organize financial activity, but report accuracy depends on landlords entering and categorizing information correctly.

Landlords may receive up to 10 comparable rental properties and data at the ZIP code, city, county, and state levels. This information can be useful when pricing a new vacancy or evaluating a potential investment, but it should be combined with current local listings and the property’s condition, amenities, and location.

Message and tenant communication

Avail’s Messages feature centralizes conversations with rental leads and current tenants. Landlords can reply from the dashboard instead of relying on separate email threads, text messages, and listing-site inboxes.

Keeping conversations connected to the property and tenant can create a clearer record of notices, questions, maintenance discussions, and leasing activity. Still, landlords should deliver formal notices using any method required by their lease or local law.

Tenant portal

Each tenant receives access to a portal where they can review lease information, submit payments, manage automatic payments, communicate with the landlord, and create maintenance requests.
