The actual real estate licensing exam is timed, closed-book, and only allows a basic function calculator, so to get the most accurate results, put your prep materials away, don’t use Google for anything, and only use the basic functions of your calculator. Remember, when it comes to the actual test, you won’t be allowed to take your phone into the testing area, so if you don’t have a basic function calculator, it’s a good idea to pick one up now so you can practice on it.

7 Hacks to Improve Your Real Estate Exam Score
If you’ve creeped on my LinkedIn account (feel free to add me!), you’ll know that I spent some time teaching for one of the major test preparation companies as a senior instructor. While there, I learned a number of secrets critical to performing well on the most challenging standardized tests in the U.S., secrets that you can use to boost your score on the real estate licensing exam.
Here are the seven test-taking hacks you need to ace your exam:
Answer Every Question
This first hack is pretty basic, but I’m always surprised how many people don’t take advantage of it. When you’ve got a timed test, there’s always the concern that you’ll get hung up in a particular section and not be able to actually finish the test. Don’t be one of those people; answer every single question, even if you’re guessing.
On early versions of tests like the SAT or the GMAT, students would actually be penalized for wrong answers (a wrong answer would subtract a point from their total score), so if you didn’t know the answer to a question, you were better off leaving the question blank.
That is not the case with the real estate license exam. The worst that can happen when you guess on a question is that you don’t get any points, and the best that can happen, assuming you have NO idea what the answer is, is that you have a one in four shot at getting a point. Don’t leave anything blank; answer every single question.
Always Answer the Questions You Know First
If you don’t know the answer to a question, skip it (make sure you come back and answer it!) and move on. Here’s why:
Let’s say you have 10 minutes left on your timed test, and you have 10 questions left to answer. The second question of your 10 remaining questions is a particularly tough one, and you spend seven minutes trying to figure out the answer to this one question. Now, with only three minutes left, you have to answer the remaining eight questions, some of which you’ll to guess at in order to not leave anything blank.
Wouldn’t it be a shame if the last three questions on the test were easy ones— guaranteed points for you—but you wound up just having to fill in a random answer on them because you didn’t have time to actually read and think about them?
By skipping through the questions you don’t know the answers to and focusing first on the questions you do know the answers to, you’re assuring yourself that you get time to answer the questions you are most likely to get right. If you’re under a time crunch, you might as well guess on the questions that you wouldn’t have as good a chance to answer correctly anyway, right?
Eliminate Wrong Answers Before Moving on From a Tough Question
If you have a particularly challenging question, one that you have to skip and come back to, before doing so, eliminate any of the answer choices you know to be incorrect. Doing so gives you two advantages.
First, it takes advantage of your “gut reaction,” your first instinct when it comes to the question. More often than not, your first instinct is at least pointed in the right direction, and so listening to that instinct to at least eliminate an answer or two will make coming back to the question later a little easier.
Second, it offers you a chance to think critically about the question in a way that might help you on a subsequent question. It is not uncommon on the real estate license exam to have questions that relate to one another, like using the same purchase or sale scenario.
Even if you can’t answer a particular question in the moment, thinking critically about the situation and eliminating an answer choice that you know doesn’t make sense might help you answer another later question more effectively.
Use the Question Stem to Look for Clues to the Right Answer
Often, the correct answer is hinted at in the question itself. For instance, if a question setup is particularly long and complex, chances are the answer is going to match the question in terms of sophistication and complexity. More often than not, a three-sentence question will not have a one-word answer.
Always Anticipate the Answer Before Looking at the Choices
An easy way to get tripped up on the real estate licensing exam is to misinterpret an answer choice, thanks to complicated wording. Arguably deceptive language is fair game on tests like this, so double-negatives, unrelated conclusions, or red herrings (especially in the math portion of the test) are common.
You can combat this by making a prediction about what you think the answer will be before actually looking at the answers. By doing so, you are giving yourself an answer you can compare against the answer choices, rather than trying to find an answer that just sounds better than the others. If an answer choice isn’t anywhere close to what you predicted, it is probably incorrect. If one lines up well with what you had in mind, chances are you’ve got the right one.
Remember, There’s Only One Correct Answer
The best part about multiple choice tests is that there is, unequivocally, one correct answer to every question on the test. With this established, this also means that there are three categorically incorrect answers for every question.
If you’re having trouble with a question, try reversing your perspective on the question. Rather than seeking the right answer, try seeking the wrong answers. Can you identify the fundamental flaws in the answer choices? Three of them exist. Even if the right answer doesn’t jump off the page, the wrong answers might.
The Real Estate License Exam Is Pass/Fail, No Extra Credit for a Perfect Score
If you’re like me, the allure of a perfect score on a test is hard to ignore. But, in the case of the real estate licensing exam, we have to. Here’s why:
In order to pass the test and get your license, you need to pass the exam with a mark of 70% (80% in some states). This means that, on a 100-question test, you need to answer at least 70 of them correctly. The tricky thing for us overachievers is remembering that answering 90 of them correctly won’t earn us anything extra.
What this means from a test strategy standpoint is that your goal is to answer the number of questions correctly that will get you a passing score. Be liberal about the questions you skip; use all your best energy to get to the passing threshold—anything beyond that doesn’t matter.
